We coordinate the work of owners, designers, contractors, and subcontractors to achieve project objectives starting with the design of the home and ending with delivery. Our approach emphasizes teamwork and effective communication to get the true sense of your goals, establish feasible budgets, address challenges proactively, and surpass expectations. The Design-Build custom homes method allows for the owner to maximize the ability to get their preferences incorporated into the final build.  Project costs can be estimated early on, which mitigates the possibility of going over budget. This process also facilitates a more efficient project timeline. 

The same benefits apply to Design-Build commercial buildings. This process fosters teamwork, communication, and trust, which are crucial for converting the owner's vision with the right mix of product, price, and schedule.

  1. We meet with you, the owner, to outline and understand your vision.
  2. When contracted, we build the design team which includes team members that address architectual, structural engineering, interior design, mechanical design, civil engineering, landscape design, and any special permitting needs.  
  3. We coordinate the design work.  We hard cost the project.  We obtain all permits.
  4. We commence construction with approved design, budget, and schedule.
  5. We deliver your completed project.

Before designing a home or commercial building, the owner will have the advantage of setting the budget. Since the designer, contractor, and architect are working together, there is the best opportunity to maximize value within that budget.

Every Design-Build project is different.  Generally, the faster the architect can deliver and the owners are able to make decisions along the way, the faster the design work will be completed.  We generally estimate that the full design, costing, and permitting will take between 7-9 months depending on the speed of the design team, owner involvement, and the permitting speed of the municipality or county holding jurisdiction.  Construction time is dependent upon the final design but estimated in the schedule provided prior start.
